Of all the segments to lead the Atlanta area out of the doldrums of the recession, industrial was not first on most anybody’s list. As it turned out, industrial did just that when retail and office lagged. Retail moved from bricks and mortar to on line, and regional transportation hubs like Atlanta were the recipient of massive distribution centers which need the expressways, rail and airport to get the goods to the consumers faster. The ports of Savannah and Brunswick have been expanded increasing train and trucking activity to the area as well. Atlanta has lead the way and industrial continues to thrive, with occupancy rates the highest in years. This has trickled down to even the smallest mom and pop office/warehouse spaces which are hard to find these days. Demand remains high and supply short all around the area, and outer cities and counties like Rockmart in Polk County, where the Atlanta Commercial Group has a large presence, are aggressively courting industry and jobs. The lack of space is providing upward pressure on rents and landlords continue to raise rents and enjoy added profits. We sell many
industrial buildings each year and see prices per square foot rising. Added to the retail boom, the area is surrounded by automotive plants which need suppliers close at hand to deliver as needed parts. Many manufactures are moving to the area to take advantage of the
opportunities, providing jobs and putting pressure on the education system to train or retrain workers to keep up with the demand. The State of Georgia and many of the counties in the Atlanta metro area have been aggressive in recruiting companies from around the world to
relocate and the Atlanta Commercial Group has been actively listing land, especially near the CSX inter modal yard in Cobb County that would be prime for industrial development. We work with the state and all the surrounding counties to identify quality sites for development and provide them with information on our listings to make sure our listings are considered wherever a opportunity exists.
